Is there any cost to me?
No. There is no fee for the offer and no commission, and we cover our side of the standard closing costs. Once a price is agreed and signed, we do not come back and re-trade it — the only thing that can move the number is something the title search turns up, and we would show you that in writing.
Am I obligated once I get the offer?
Not at all. Plenty of people take our number, list with an agent instead, and that is a perfectly good outcome. The offer is yours to use however you want.
What if the house has tenants?
Say so at the start. Some occupied houses we buy with the tenant in place; some we cannot, and you will hear that from us early rather than late. Either way we are not asking you to serve notice or start an eviction to find out.
What about back taxes or a lien?
In most cases they are settled out of the proceeds at closing, through the title company. A lien does not usually stop a sale — it comes off the top. If the payoff is larger than the house is worth, we will tell you that plainly instead of stringing you along.
Do you actually have the money?
Yes. We fund purchases with our own capital and, on some deals, with a private lender we work with — either way we show you proof of funds before you sign anything. We are not assigning your contract to another buyer or shopping your address around.
How fast is fast, really?
The title company sets the pace and we start the search the day you say yes. If probate or a lien is involved it runs longer, and we tell you that up front rather than after.
