A damaged house is not financeable, which removes most buyers before you begin. It is exactly the kind of property we buy, and the condition does not have to be explained apologetically.
Damage removes the mortgage buyer from the market
A lender's appraiser will not sign off on active water damage, fire damage or a compromised roof. Without that sign-off, most buyers cannot get a loan on your house at any price.
That leaves cash buyers. Whether you list it or call us, that is the pool you are selling into — we just get there without the three months in between.
You do not need contractor bids first
People spend weeks collecting estimates in order to price a repair they are not going to carry out. We survey the damage ourselves and price it as part of our offer.

Do I have to disclose the damage?
New York requires honesty about known material defects, and with us it works in your favour: the more we know up front, the firmer the number stays.
Is there any repair worth doing first?
Almost never, for a cash sale. Stopping an active leak protects the value; a cosmetic repair does not.
