Sell a house with back taxes or a lien
Owing money against the property does not stop you selling it. The debt comes off the top at the title company, and what is left is yours. What you cannot do is wait, because the county eventually stops waiting too.
The lien comes out of the proceeds, not out of your pocket
This is the part that surprises people most. You do not have to clear the debt to sell. The title company runs a search, the payoff figures come back, and the amounts are settled from the sale money at closing.
You receive the balance. If the debts exceed the value we will tell you that plainly rather than waste your time.
Time is the part that actually costs you
Interest and penalties compound, and Onondaga County runs a tax foreclosure process on properties that stay delinquent. Once that process reaches its later stages your options narrow sharply, and a forced sale rarely returns anything to the owner.
Selling before that point usually leaves money in your hands. Selling after it often does not.
Code violations follow the property
An open City of Syracuse violation attaches to the building, not to you personally, which means it is still there for the next owner and it will surface in the title work.
We take properties with open violations and clear them ourselves after closing. It is a line in our budget, not a reason to walk away.
