Sell the house and be done with it

Two people who no longer agree about much still have to agree about a house. A single written number and a fixed closing date turn that into a decision instead of an argument.

A firm number ends the negotiation about the number

Most disputes over a marital home are disputes about what it is worth. One side has a figure in mind, the other has a different one, and neither is written down.

Our offer is on paper, with what we based it on. Whether you accept it or use it as a reference against an agent's valuation, both of you are finally looking at the same document.

The timeline stops being a weapon

A listing has no end date. Months of showings, a buyer who withdraws, and a house that neither of you wants to keep maintaining or paying for in the meantime.

We close in fourteen to thirty days, on a date you both pick. If your attorneys need longer for the agreement, we hold.

Nobody has to move back in to prepare it

No staging, no repainting, no weekend spent making the place presentable together. We buy it in whatever state it is in, including furnished and including mid-argument.

That also means neither of you has to fund repairs the other might not agree to.

The money splits at the title company

Proceeds are disbursed according to your agreement or the court's direction, by a neutral third party. No one writes the other a cheque, and no one is holding the funds.

Any mortgage, equity line or judgment against the property is paid off first, out of the same closing.

However it stands

Fix nothing. Clear nothing. Pay nothing.

One visit, a written offer after it, and nothing for you to fix or clear out. No fee whether you take it or not.

Straight answers

The questions this one raises.

Do we both have to sign?

If you are both on the deed, yes. If only one of you is, New York may still give the other rights in the marital home, so we ask early and work with your attorneys.

What if one of us does not want to sell?

Then there is nothing for us to buy until that is resolved. We will not push, and we will not contact either of you repeatedly.

Can the closing wait for the decree?

Yes. We can sign now and close when your agreement or the court permits.

More on this in our guides for Syracuse homeowners, or call and ask a person.
